You can expect the best from Stevens County Title Company when we act as the closing agent for your real and personal property transactions. Our Limited Practice Officers have years of experience in all types of closings. As escrow closers, we must remain completely impartial throughout the entire escrow process, keeping in mind at all times that we must follow the instructions of all parties without bias.

The Process

Step 1: The process is started when escrow is opened upon receipt of either a Purchase and Sale Agreement and/or a Lender Commitment and the specific instructions in those documents dictate how we proceed.
Step 2: It is our responsibility to order title insurance and present it for review by all parties; to acquire additional information as needed; to select and prepare documents; to coordinate the signing and recording of documents; and finally, to disburse funds held in trust.
Step 3: If earnest money is part of the sale, it is deposited in our Trust Account and applied according to the instructions we receive. All funds remain in our account until the transaction is closed or other written instructions from all parties are received.


An escrow is convenient for the buyer and seller because both can move forward separately but simultaneously in providing inspections, reports, loan commitments and funds, deeds, and many other items, using the escrow closer as the central contact point. If the instructions from all parties to an escrow are clearly detailed and mutually consistent, the escrow closer can take many actions on their behalf without further consultation. This saves much time and facilitates the closing of their transaction.
