What Is Title Insurance?
Homeowners insurance provides protection against future events that cause damage to your home and personal property. Title insurance protects the homeowner against past events by researching and locating the hidden risks (e.g., missing documents, mistakes in recording legal documents, and liens) that could potentially lead to loss of title to the property and a significant financial loss. This gives you, the policyholder, the best possible chance for avoiding title claims.
Title insuring begins with a search of public land records affecting the real estate concerned. The title to your property may be limited by rights and claims asserted by others, which may limit your use and enjoyment of the property and even bring financial loss. We make sure you know what those limitations are, and insure that there are none other than those items shown on our title report. Through the search and examination, all “material objections” to the title are disclosed so they can be corrected whenever possible.
Why Get Title Insurance?
A home is usually the largest single investment many of us will ever make. Title insurance protects against hidden title hazards that may threaten your financial investment in your home. Lenders also require title insurance to protect their investment in your home.
